Premium · AI Estate Agency Operating System
The whole agency, running as one system.
Premium is the AI estate agency operating system: the customer journey, the operations, the marketing engine and a live intelligence layer for management, running as one closed loop. Demand is generated, answered, qualified, nurtured, converted, analysed and optimised, and the loop starts again.
£3,497 a month
£8,997 implementation · month one, and refundable
“We do not just want to process the leads we already have. We want the entire agency operating system to continuously generate, convert and optimise demand.”
Multi-branch and high-volume agencies with real marketing spend, who want management intelligence over the whole operation.
The loop, drawn
Premium closes the circle. The same system that answers your calls also goes out and creates them: campaigns go out over your patch, the replies come back to the same AI voice agent, and what it learns from every conversation feeds the next campaign. One ribbon, no ends.

The machinery underneath
6 of the six agents work this rung.
1. Reception
Answers every call, message and website enquiry in your name, at any hour, and books what can be booked.
2. Qualification
Asks the questions you would ask, scores the enquiry on your own criteria, and routes hot ones to a person.
3. Follow-up and nurture
Keeps asking politely until there is an answer, and re-engages the enquirers who never booked, consent checked first.
4. Sales and Lettings
Splits by who called and works each one its own way: buyer, tenant, seller, landlord, from first enquiry to booked viewing or valuation.
5. Marketing and growth
Builds and runs the campaigns, writes the content, segments the audience, and reports what each channel earned.
6. Intelligence and governance
Reads the whole operation: call quality checked, funnels measured, and recommendations put in front of management.
Basic reporting on Core, advanced intelligence on Growth, full intelligence and governance on Premium.
The agents are how the promise is delivered, never what is sold. One agent, one job, each with its own hard limits.
A worked example
Block and leasehold managers, end to end.
Block and leasehold managing agents, roughly 1,000 to 5,000 units.
Why firms like this buy: The same service-charge and repair calls, over and over, and the manager burnout that follows. Turnover of managers is a standing complaint at board level.
- B1Leaseholder servicesAuthenticated by unit and reference, then given the balance and due date already on their issued demand, how to pay, and block information from your own documents.
- B2Communal repair intakeLift, lighting, roof, door entry: location and description captured with photos, emergency separated from routine, work order raised, on-call alerted.
- B3Complaint loggingLogged formally into your redress-compliant process, with the timescale confirmed to the caller.
- B4Major works and Section 20Procedural questions only: which stage, what deadline. Every question of substance goes to the manager.
The hard limit · The never-adjudicate line. It must not interpret the lease, confirm a charge is reasonable or payable, waive a fee, advise on Section 20, or resolve a dispute. It states only figures already on an issued demand.
The arithmetic, out loud
What Premium costs against what it replaces.
Against a hire
A marketing executive alone runs £23,000 to £50,000 a year before employer costs, and Premium combines that function with the whole Growth stack underneath it. At £41,964 a year it is roughly the cost of one skilled marketing and operations hire, with the rest of the system included.
The comparison is economic logic on published salary ranges, not a promise about your firm. The £3,900 transaction arithmetic below carries the same caveat, on purpose.
Against a transaction
Premium is about 90% of one average fee a month: one additional completed transaction a month close to pays for the whole system.
HomeOwners Alliance, 2026: the average UK estate agency fee is about £3,900 on a £275,000 sale, at 1.42% including VAT. That is arithmetic on a published average, not a promise about your firm. Whether the system wins those transactions is exactly what the first thirty days exist to show.
It books, or you get the build money back.
The Booked Guarantee
If it does not book you a single appointment in your first 30 days, we refund the implementation fee in full. You keep every recording, transcript and contact it captured.
The terms in full, no asteriskThe Implementation Guarantee
If your agreed workflows are not functioning to the signed implementation specification at launch, we keep building at no further implementation charge until they are.
Your first thirty days are an optimisation period: we review the calls, refine the qualification, tune the escalation and improve the booking, as part of the price rather than a new invoice.
Premium is the top of the ladder. If your operation needs something it does not cover, say so on the demo call and we will tell you honestly whether we can build it.
Before you ask
The questions Premium buyers actually ask.
Is advertising spend included?
No, and we say so up front rather than in an invoice: Google, Meta and the portals are funded by you. Premium builds, runs, segments and measures the campaigns; the media budget stays yours and stays visible to you.
What does the intelligence layer actually put in front of management?
Executive reporting across the whole operation: what arrived, what qualified, what booked, what converted, and what each marketing channel earned. Call quality is checked against your standard, and the layer recommends what to change next. It reads the operation; it does not quietly alter your records.
We run multiple branches. How does that work?
Routing is per branch: each office keeps its own number, diary and team, and the system routes enquiries, bookings and reports accordingly. Management sees the whole operation in one place; each branch sees its own.
Why is the implementation fee £8,997?
Because by Premium the thing being implemented is an operating system, not a reception layer: the full qualification architecture, the follow-up sequences, the operational workflows, the marketing engine with attribution, and the executive reporting, built to your specification and covered by the Implementation Guarantee. It is charged once, in month two, after the system has already proved it books.
Hear Premium answer before you commit.
Request a demo and hear it handle a property call. Then pay the implementation fee with no subscription attached: if it has not booked you a single appointment in thirty days, you get that fee back.
