It books, or you get the build money back.

Month one is the implementation fee, and there is no subscription to pay with it. If it has not booked you a single appointment in thirty days, we refund that fee in full and the monthly never starts. You keep every recording, transcript and contact it captured.

    No per-call charges. Voice minutes carry a fair-use boundary per tier, and we tell you before you near it. Cancel with 30 days’ notice.

Why we do it this way: the implementation fee is the part that makes people hesitate, so we do not charge it until the thing has already worked. If it does not, you have lost nothing and we have lost a month. That is the right way round.

You do not have to log into anything to know whether it is working. Every morning by 7am you get one email covering the whole of the day before, written in plain English rather than dashboard metrics. It is also the record the guarantee is settled from, so if we ever disagree about whether it booked you something, we are both reading the same file.

We do not offer this at signup, and that is on purpose. The first month has to be yours to walk away from, so the up-front terms open in month two, once it has already booked you something. On Core, at £1,497 a month:

The implementation fee is unchanged either way, and there is no penalty for staying monthly. If you want to keep paying month to month for the next five years, that is a perfectly good answer and we will never ring you about it.

The Booked Guarantee, in full

No asterisk. Here is the whole thing.

A guarantee is only worth what it is worth on the worst day, so here is the whole thing rather than an asterisk. Three of these are things you do. The rest are just what the words mean, written down before either of us needs them.

Three things we need from you

  1. 01

    Let it answer the phone

    Your calls have to reach it: call forwarding live on the number we agree, and left in place for the thirty days. It cannot book an appointment from a call it never heard. If calls are diverted away from it, the clock pauses until they come back.

  2. 02

    Give it a diary it can book into

    The calendar connected, and at least ten bookable slots a week. An assistant that books into a full diary has nowhere to put anybody, and that is not a fault of the assistant.

  3. 03

    Finish the build with us

    Your services, prices, areas and policies, and your sign-off on the script, within ten working days of starting. The thirty days begin the day it answers its first real call, not the day you pay, so nothing is running down while we wait.

If the calls simply do not come, we extend rather than void

If it answers fewer than twenty genuine enquiries in the thirty days, the window does not expire, it extends, at no charge, until it has had twenty real chances, up to a further sixty days. A guarantee you lose because your phone was quiet is not a guarantee, it is a technicality, and we are not going to write one.

What counts as a booking

A booking is a confirmed appointment in your diary with a named contact and a time, made by the assistant: a valuation, a viewing, a survey, a job slot, or a callback at a fixed time. One is enough. The guarantee is about whether it works at all, not about how many.

What we do not count as a missed booking

  • Wrong numbers, silent calls, robocalls and cold sales calls
  • Your own staff, your suppliers and your contractors ringing in
  • Existing customers chasing an invoice, an update or a complaint. Handled and logged, but nobody was ever going to book
  • Callers outside your area, or asking for something you do not do
  • Anything it is instructed never to do: value a property, interpret a lease, rule on a service charge, or decide a right-to-rent check

None of these are the assistant failing, so none of them are counted against it. They are all answered, logged and in the next morning’s report.

Days nobody could work do not count

If your phone line, CRM or diary is down, or ours is, those days are added back to the window. Neither of us is judged on a day the equipment was off.

Claiming takes one email

Tell us within fourteen days of the window closing. No form, no exit interview, no retention offer, no discount to make you stay. We refund the implementation fee in full to the card that paid it within five working days, and no subscription is charged. If you went past the fair-use minutes on your tier, those were bought from a network on your behalf and are not refunded.

Once per business

One guarantee window per firm. It is a way to find out whether this works without risking money, not a rolling free month.

And who settles it: Every call is recorded, transcribed and time-stamped, and you have all of it by 7am the next morning in the end-of-day report. If we ever disagree about whether it booked you something, neither of us is remembering: we are both reading the same log.
